Normally before tenants are present, we will visit the property and formulate a detailed inventory report including the condition and cleanliness of fixtures, fittings and furniture and then record meter readings taking photo's throughout. We also fix any issues with the property (we can) to comply with all regulations.
When the Tenant(s) moves in, We explain the process, informing them of the mid term inspection and the Landlord and Tenant Act (1985) and explain how to work the thermosat and deal with all other quieries.

When all issues are resolved we will email you the inventory and checkin reports in PDF format.
We liase with the tenant and give a weeks notice before we arrive, and also contact tenants a day before to make certain that they will be at the property (we also inform tenants they do not need to be present) Our reports graphically compare the state of the property side by side to the the check-in report.
A check-out report is carried out at the end of a tenancy normally once the tenant(s) has vacated. The property is thoroughly inspected and we compare the condition and cleanliness of all items listed to the original inventory check-in report and inform you of issues that are of concern, we can act as a liasion between you and the tenant and resolve disputes regarding ware and tear.
